What areas do you specialize in?

-I have most experience in the Portland metro area, primarily close-in SE, NE, N, NW & SW Portland neighborhoods.  I have also helped clients find properties in Portland’s neighboring suburbs, like Beaverton, Tigard, Lake Oswego, and Milwaukie.  I would be more than happy to help you find a home in any of these areas.

Do I have to share my income or credit score with my Realtor®?

-Absolutely not!  Your financial history is kept private between you and your mortgage broker.  Once you complete the pre-approval process, I just need to know your price range.

Do you have experience helping first time home buyers?

-YES!  I love helping first time home buyers!  I know the process can feel overwhelming and sometimes stressful, but I do my best to prep you for what’s ahead and guide you through every twist and turn along the way.  I’ll provide you with a great team of inspectors, resources to further your research, and my insight and professional experience.

I’m interested in a for-sale-by-owner. could you help me with that process?

-I would be happy to help.  If I am able to make the first point of contact with the seller, then you have a higher likelihood of the seller agreeing to work with your Realtor®.

Inspections: who pays for them, when do they occur, and how much?

-A buyer is responsible to pay for all inspections they want performed on the home during the home inspection contingency timeline.  Typically these occur within the first 10 business days after acceptance. Depending on the number of inspections held, expect to pay between $800-$1,000 total on inspections.

What inspections do you suggest?

-1. A general inspection to look at the major systems of the home (roof, plumbing, electrical, foundation, etc). -2. A radon test to determine if a mitigation fan is recommended to lower the radon levels in a home. -3.  A sewer scope to ensure the sewer line is free of breaks and is working properly. -4. An oil tank search to see if there is a buried underground oil tank on the property, and if so, to ensure it is properly decommissioned with DEQ (the Department of Environmental Quality).   -If you would like to have additional inspections on the home, I am happy to help get them scheduled.

I don’t know any inspectors. do you have any you’d suggest?

-Absolutely!  I have a great group of inspectors who I would be happy to get you connected with.  

Do you have experience helping out-of-state buyers?

-Tons! I typically suggest a visit to the area to help you narrow down neighborhoods. If you are unable to be present for showings, we can do a virtual showing via FaceTime or Skype. If you decide to write up an offer from afar, I always suggest being present for your home inspection to ensure you approve of the condition of the property, the feel of the neighborhood, etc.

-Yes, I have experience helping investors both buy and sell properties in Portland.  Whether it’s your first investment property or you are a seasoned investor, my experience and expertise would be a valuable asset to you.
